Two Properties on Special offer in France
April 22, 2007
If you are thinking about buying a property in France, then my newsletters and blogs will give you the advantage of reading about properties before they go on the open market.
Whenever I can, I will send out pre-release details of properties which I consider excellent value. Here are the first two - the photo pages will not appear on the normal adverts and are my own reference photos so they give the “real” impression of the properties.
The first is a large town house in Sorede, one of the most popular towns in Languedoc-Roussillon - you can see the reference photos on my page at http://2337.com/sorede2007/ this is a 19th century stone built building that was once a “whip factory” - a view of the Mediterranean from the terrace, a private garden and room for two cars and a large boat or campervan in the garages. It is converted to a very comfortable 4 bedroom, 3 bathroom, home near the center of the town, close to two boulangeries. This is for sale direct from the owner at 380,000 euro.

The second is a very rare opportunity for investment and renovation, but it is also has a comfortable home ready to move into. Complete with a swimming pool on the roof terraces
It is a rare opportunity as it is at present three houses around a courtyard (which belongs to one of the houses) right in the heart of the medieval village yet has fantastic views to the south across the countryside. There are also (very rare in villages) two small gardens facing south.
It should be made into two properties - it is unique in that half of one house has already been adapted as a “luxury” home, giving accommodation while the other half can be converted into one large home , three apartments or two houses.
The third house is a small corner typical village house and has not been touched (apart from electricity and plumbing put in many years ago) for centuries - it even has the original stone sink. This could be sold separately, but at present I am instructed to sell all the property as one lot as the owners want a quick sale.
The half of the main house was adapted for the owners to give them a luxury weekend cottage, it even has a small swimming pool built into the large roof terrace.
It is not yet on the market although I plan to do this next week and anticipate a very quick sale, the asking price for all three properties is 295,000 euro.
I have some quick photos at http://nizas.com/pouzols/ - most of these were taken before the houses and gardens were cleared. We will be taking new photos this week and advertising the property as it is now ready for sale.

Glad to see you back!
I had to sell my lovely little house in Aude to pay my daughter’s debts after she lost her business following a botched operation . After three and a half years, we are now nearing completion of her medical negligence claim and she will be able to pay me back about 40,000 pounds sterling.
I am now too old at 66 to get another French mortgage, and I doubt if I can find anything to buy for that price in my area of Languedoc Rousillion,
so I am wondering if I can find a quiet, family owned mobile home site which I could use as a permanent address. I would be able to leave the site for a couple of months a year to stay with my two daughters in England, or to go on holiday. Can you suggest a good place to advertise, or look for sites?

I would like to know more about this property. Could you describe the location, the town….the distance from the property to my home
Thank you for your assistance. Your photos of the ‘medieval’ buildings are wonderful ! Very romantic…rustic, and show lots of promise….and hard improvement work, and $$$. Still….I am interested to do it. Thanks again…
Sincerely,
Jan

Hello Jan,
Here is a link to the Google maps reference for the village in Languedoc with the three properties for sale - it is Pouzols Minervois - a classic hill top village in Herault, close to Narbonne, the Mediterranean and the city of Beziers.

I have put a satellite photo online at
http://nizas.com/pouzols/satellite.html
The main house is in very good order and the roof has been redone last month, the small house can easily be renovated and sold and the other property can be adapted in many ways - as a large family house, as two or four apartments or two houses.
The area is becoming very popular - a new golf course is being constructed only 5 km away and it is a beautiful part of the country with good restaurants and interest in the area, yet quiet and countrified.
Hope this helps - I look forward to hearing from you
Best wishes
Tony
